When the last load is on, they sweep through, and if nobody could attend we photograph every room and send the pictures the same day. You get a written invoice, and the waste paperwork with it if an estate file needs it.

A full house clearance starts at £695 +VAT per load, and every further load on the same day is half price. That figure includes the crew and all the labour, however long the day turns out to be — there is no hourly rate running while they work.
One load will empty up to a three-bedroom house of ordinary contents. A packed three-bed can be three loads, or six — which is exactly why we will not name a final figure without seeing photographs first, and why booking secures the crew and one load at the base rate rather than committing you to a guess.
Why we price by volume, not by bedroom
Plenty of firms quote 'per bedroom', and it sounds tidy until you think about what it skips: the number of bedrooms says nothing about what is inside them. A retirement bungalow can hold more than a five-bed house; a house already half-cleared by family can be a single light load. A per-bedroom price either overcharges the light job or gets 'revised' upwards on the heavy one, on the day, when you have no room to say no.
Volume pricing from photographs means the number reflects your actual property. It is slower to quote and harder to advertise, and it is also the honest way round.
How to read a 'clearance from £35' advert
Very low starting prices are everywhere in this trade, and they are rarely outright lies — they are the price for one item. One chair. A few bags already at the kerb. The moment a crew has to come inside, empty cupboards, carry furniture downstairs and make several runs to a licensed site, the true figure is many times the advert.
One question cuts through it: is that the price to clear the whole property, or per item? We publish our real starting point instead — £695 +VAT for a full clearance load — because we would rather lose the click than have the conversation that follows a £35 promise.

A few things cost real money to dispose of legally, and the licensed sites charge us for them, so we list them plainly rather than fold them into a vague total: an under-counter fridge is £45 +VAT, an upright or chest freezer £75 +VAT, a mattress £25 +VAT, and a sofa or armchair £25 +VAT — upholstered furniture has carried a separate charge across the whole industry since January 2023, because the fire retardants in the padding are now treated as persistent organic pollutants and have to be incinerated separately rather than mixed with ordinary waste.
